About Le 454

Le 454 is a sunny duplex in a 1970s holiday village in Cap d'Agde, a five-minute walk from the Plage de la Roquille. It sleeps four, and its terrace has the sun from morning to evening.

The space

Always the sun

The main treat of Le 454 is the light. From sunrise to sunset, the sun reaches the apartment and the terrace.

The residence

Le 454 is part of Les Agathes Plus: small ochre villas with curved clay tiles, outside staircases and terraces, among pines. It was built in the 1970s to the idea of Cap d'Agde's architect, Jean Le Couteur: a Mediterranean village at walking pace, with low roofs and an open sky. The history page tells the story.

You may notice that the terraces, awnings and screens all look alike. That is on purpose: since 2009 the residents have kept a shared list of permitted additions, with one aim, in their own words, "to create harmony in our residence".

How the French notary describes it

"LOT NUMBER FOUR HUNDRED AND FIFTY-FOUR: On the first floor, a duplex apartment with the second floor of type T4, with a terrace of approximately nine square meters, identified as No. 454 on the site plan."

In France, T4 means four main rooms, not counting the kitchen and bathroom: usually a living room and three bedrooms.
